Kocareis began in 1976 as a seasonal kiosk on the eastern coastline of Famagusta — soft drinks, a few sun loungers, the slow rhythm of summer. By 1985 we had five rooms, year-round, and the first guests who would keep coming back for decades.
In the early nineties we built the first new block of bungalows; two more followed. The shape of the resort you see today is the patient work of a family that has only ever done one thing: hospitality, on this coast, in this sea.
Nothing here is corporate. Things are mended rather than replaced. The bougainvillea is older than most of the staff. We hope you'll feel it.
No spa, no theme nights, no buffets. Three quiet pleasures, each polished by fifty seasons of practice.

Every room has a sea view, air conditioning, and a small balcony or terrace. Wi-Fi reaches as far as the third row of palms; beyond that, it's a feature, not a bug.
Our stretch of the eastern coast is sheltered, shallow for a long way out, and almost impossibly clear in the morning before the breeze comes up. Children swim where their parents stand. Snorkelers find rock and seagrass within a few strokes of the beach.
There is no entrance fee for guests, no charge for sun-loungers or umbrellas, no music. The only soundtrack is the sea and, occasionally, the bell of the lunch service from the terrace.
